Joint Equity


Joint Equity has been providing shared home ownership homes to people all over the UK since 2007.



















  

You told us what you don’t like about living in rented accommodation:-


  • Hate having a landlord
  • Don’t like dealing with letting agents when moving in, while living there and when moving out.
  • Really hate lack of security, you can be thrown out when the lease ends.  
  • Not having anyone “on your side” to help you through the process and if things go wrong.


You told us what you don’t like about buying a home:-


  • Lack of experience and not having anyone “on your side”  
  • Dealing with estate agents  
  • Having to negotiate with sellers and estate agents
  • Dealing with Solicitors (even the one working for you)
  • Dealing with a mortgage broker
  • Applying for a mortgage, dealing with forms and reports you don’t understand

The way we work is similar to the Government backed shared home ownership schemes except we do not have any public funds nor do we have any Government imposed conditions. Our application process is simple, our legal process is streamlined and we make it as painless as possible for our Partners to move in.


If you are living in private rented accommodation or with your parents, if you have a limited deposit or if you have a “normal” job with a “normal” wage Joint Equity may offer the easy step into owning your own home. Simply you own 50% of the property and are the Resident Partner, you may require a mortgage for your Share  which is pre-arranged through our regulated mortgage broker partner.


Options for Homes Ltd will be your Non Resident Partner and you will pay them a Partner Payment for the 50% you do not own. This is a fixed % for the time you remain a Partner.

That means we have to be honest, open and transparent after all you are entrusting us to help you with your largest value purchase, your future and your well being and we take that very seriously.

You (the Resident Partner) get to treat your home as your own, being able to decorate, improve and otherwise generally maintain it as you wish.  


You share in the capital growth of your home if it’s value goes up (proportional to your ownership percentage).


When you want to sell Joint Equity will help with the process and your NRP may buy your Share back from you if you agree, details of the Share buy back scheme are in the Partners Contract which controls the relationship between the Partners. The Partners Contract can be downloaded as soon as you register your interest, which is without obligation.



We do have some some conditions and of course the mortgage company has conditions but because your Non Resident Partner is also your co-owner the “risk” is shared and that makes it all a bit easier.
